Internal building regulations will be mandatory according to the Ministry of Housing proposal

Due to the numerous inquiries received from citizens, the Ministry of Housing, Construction and Sanitation (MVCS) is currently drafting a bill to put an end to disputes or discrepancies involving owners, lessors and possessors.
Currently, the law that regulates all matters related to issues of exclusive property and common property of real estate is Law 27157 dating back to 1999, which, obviously due to its age, has not contemplated the evolution of architectural designs that derive in modern structures in response to market demands.
The project contemplates granting the internal regulations the capacity of a legal document and of obligatory compliance, in this way it is expected to provide a solution to conflicts that affect the rights and obligations of the owners, in terms of common goods and services. Procedures will also be established for the owners' meeting to have the power to approve the execution of overbuilding (such as building on the rooftops) or underbuilding (building new basements).
